New Listing - 2247 Cottonwood Drive - Offer in 4 days!

If you made it this far, I’m pleased to announce I will be keeping in touch with all of you monthly. My aim is to provide valuable information, showcase recent sales and new listings here at Blackstone Real Estate, and touch upon upcoming local events in Lethbridge and Southern Alberta. I also want to reflect on some of the things in my personal life, as well as ideas or concepts I’m thinking through. I want you to get to know me!

Whether you are a past or current client, a colleague, friend, or family member, I just want to take thank you being a part of my journey either professionally or personally.

I realize as the market shifts in 2026, we are experiencing a rapid transformation in tech, AI, finance, and just how the world operates in general. There are a lot of uncertainties, but one thing remains: people will always need homes. Whether you are a first time home buyer, a seasoned investor, selling your first home and upgrading, or looking to purchase commercial property…maybe launch an Air BNB? I have you covered. It’s weird to say I’ve been doing this for almost 6 years. I don’t often step back enough to reflect on the lessons I’ve learned, the knowledge I’ve gained, and the network I’ve built. It’s been an adventure, which has shaped me, challenged me, and pushed me to embrace adversity. Nothing easy is worth building. One of the most valuable takeaways for me personally in my time as a real estate professional is this: people don’t often remember when they first meet you what you said, what you were wearing… but they remember how you made them feel. I want people to feel heard, understood, and listened to. And I believe that by creating an environment of mutual respect and trust is the gateway to lasting relationships.

I’m excited to share my thoughts as a real estate professional, but also as someone who is deeply embedded into this community. I care about Lethbridge, Southern Alberta, and this country as whole, and it is a privilege to work in an industry where I have the platform to share my thoughts and expertise, and I don’t take my responsibility lightly. I don’t just want to regurgitate market stats, I want to dive deep into causes and topics I’m passionate about, and tie them into real estate as best I can.

When I came into this industry in 2020, my background was sales, drafting, land surveying/mapping, and high level sports (both playing and coaching). To get vulnerable, I always have struggled with self-belief. Maybe you can relate. It’s always been easier for me to encourage someone or hype someone up than be my own biggest fan. I think that’s the cool thing about where I’ve ended up. I feel as though real estate allows me to take the focus off myself and genuinely serve people. What gives me life is putting the needs of others above my own. That being said I’ve learned to really embrace who I am, and as the years go by I feel as though I can truly embrace my authentic self when conducting business. People are drawn to authenticity I’ve found. When two parties in a relationship don’t have to pretend to be something they are not, that’s where the magic happens.

Anyway, maybe this is more of a reflection post than an “informative market update”, but as you saw in the email you received, there will always be 4 separate buttons you can click that will lead you to my BLOG, LETHBRIDGE MONTHLY MARKET MEMO, and if you’re thinking of moving in the next 6 months, or know someone who is, feel free to fill out the FREE HOME EVALUTATION form to get an accurate home assessment. Lastly, check out our LISTINGS AND RECENTLY SOLDS. I definitely have a structured approach to working with sellers, and it’s an absolute blast for me to use data to formulate a price and marketing approach for each client.

For a quick market update, obviously things have changed this year. The only status quo in real estate is change. We are still experiencing a seller’s market with low inventory, but in the rest of Canada, we have seen the market become more balanced. I think the certain uncertainties in the macro conditions across the globe can cause some hesitation. I often hear buyers say “maybe we will wait for the right time”. It’s interesting studying the psychology of human behavior when it comes to real estate, as you can almost start to predict trends as they correlate to developments in global politics.

The Lethbridge real estate market in particular for April 2026 remains a seller’s market defined by low inventory and steady price growth. The average residential price has reached approximately $460,000–$470,000, with detached homes leading the gains.

With only 1.5 to 2 months of supply, competition is high and well-priced listings sell quickly. While buyers have slightly more choice this month — with active listings just under 400 (including land) — the market remains tight. While detached home prices are surging, the apartment sector has seen some corrections, providing a more accessible entry point for first-time buyers.

Investor demand for properties with secondary suites remains strong. For success in this fast-paced environment, sellers must price realistically while buyers should have financing ready to act fast.

On the personal side, I am really excited to start my competitive golf schedule this year! Golf is one of my greatest passions. I love the opportunity it provides me to compete, accept imperfection in the pursuit of excellence, and build upon relationships while meeting new people. For those of you who don’t know, I launched a golf YouTube channel last year called “Fore the North”. I probably didn’t really have the time to do it, but it was an amazing passion project I started and want to continue to create more content as my schedule permits. My goal this year is to put out 8-10 episodes. If you have any ideas for content give me a shout! I am always looking to collaborate with like-minded individuals.

A quote I heard a long time ago but recently heard again in the context of life and business is this: "Great minds discuss ideas; average minds discuss events; small minds discuss people" - Eleanor Roosevelt.

I hope you all have an amazing spring and summer, and I look forward to sharing more with you again next month.
